Investing in residential lots in the Riviera Maya

Lots with individual title deed and verified infrastructure

A lot is urbanised land inside a development: it comes with services, streets, access roads and a building code already defined. It is the lowest-cost entry into the Mexican Caribbean property market.

Unlike a loose plot of land, the lot has already solved the slowest and most expensive part of the process: urbanisation and legal certainty.

Investing in lots: the lowest ticket and long-term appreciation

A lot does not generate rent, it generates appreciation. Its return is not measured month by month but in the gap between the purchase price and the sale price several years later.

Buying in the first phases of a development is where the gain sits: the price per square metre rises as phases sell out and services are delivered.

It is also the asset with the lowest holding cost: no furniture, no guests, no wear and tear.

Advice on buying a lot: phase, services and building code

Three documents must be read before buying a lot: the approved site plan, the building code and the services contract.

The building code defines what you may build and within what deadline, and it is what most conditions the exit from the investment.

It is also worth confirming the real progress of the urbanisation on site, not just in the render: the gap between the two is what separates a profitable lot from a stalled one.

Your best option for investing in lots.

Why invest in residential lots?
It is completely safe to invest in lots when the development’s paperwork is in order: an individual deed for each lot, a certificate of no liens and current urbanization permits. With those three documents in hand you are buying an asset that can be titled in your name from day one.
Land does not depreciate. Unlike a building, which ages and demands maintenance, lots only gain value as the urbanization advances and the area consolidates. The appreciation of a lot is measured by the arrival of services, roads and neighbors, not by the passing of years.
The real estate sector accounts for 14.1% of Mexico’s national GDP and is the second strongest force in the country’s economy. Within it, the sale of lots in the Riviera Maya is one of the fastest-growing segments, because it serves the buyer who wants into the area without the outlay of a finished property.
Before buying a lot, check five things: the authorized land use, the real progress of the urbanization, the development’s building regulations, the financial strength of the company selling and the amount of the maintenance fees. It is very important to assess every detail in order to invest safely.
The location of the lot is what weighs most on its appreciation, and within the same development not all of them are worth the same: those facing green areas, the main entrance or the amenities appreciate faster. Also consider how close it is to the federal highway, to schools and to shopping centers.
It depends on what you plan to do with it. For a single-family home, lots of 200 to 300 m² are in highest demand and the easiest to resell; if your plan is to build for rental, you want a surface that allows two or more units without sacrificing open space. Buy thinking about who will buy it from you later.
With lots you do not compare finishes, you compare infrastructure: water, sewage or a treatment plant, electricity — underground if possible —, paved streets, street lighting, controlled access and delivered common areas. Ask for the construction schedule by phase and verify on site what is finished and what is still a promise.

Yes. To sell a lot acquired through a fideicomiso, the Mexican bank trust, an assignment of rights is made in favour of the buyer, a routine procedure handled by the trustee bank. Keep in mind that the return on a lot comes from appreciation and resale rather than rent: with no building, there is no tenant.

Define the purpose first — building your home, developing for rental or reselling in a few years — and choose from there. Corner lots and those facing green areas command a premium over list price, but they are the ones that resell first; interior lots come in cheaper and perform well if your plan is to build and stay.
A lot behaves like an asset of patience: the biggest price jump happens between the pre-sale and the delivery of the urbanization, and from there it grows with the area. In consolidating corridors of the Riviera Maya, a reasonable horizon to see the full return is three to five years.
It depends on the development, and it is one of the most overlooked clauses. Many lots in a gated subdivision come with a deadline to start construction and a set of regulations governing heights, materials and the percentage of open space. Ask for those regulations in writing before signing: they define what you will and will not be able to build.
Is the price per square meter the most important thing?
Price per square meter cannot be compared on its own: a cheaper lot in a development without finished services will cost you more when you build. Add the maintenance fees, the cost of bringing in services if they are missing and the phase the urbanization is in; that is where the real cost of lots shows up.
Demand for lots comes from two sides: the local buyer who wants to build a home and the investor looking for a low entry with a horizon of years. Check how many phases the development still has to sell: if the seller’s own inventory is large, your resale will compete with it and take longer.
An urbanized lot should be delivered with drinking water, sewage or a treatment plant, electricity, a paved street and lighting up to the front of the property. If any of these is missing, ask who pays for it and when: bringing in services later can cost a significant share of what you paid for the land.
ROI, or Return on Investment, measures the gain against what you put in. On a lot it is calculated on the resale: exit price minus purchase price, minus fees, taxes and closing costs, divided by what you invested. Do not measure it in months, measure it over the full cycle.
There are three routes with a lot: resell it once the urbanization is finished and the development’s list price has already risen; build and sell the finished house, which is where the highest margin is; or build to rent and keep the cash flow. The first takes the least management, the second yields the most.
Buying a lot in pre-sale means acquiring it before the urbanization is finished, when the development opens its first phase. It is the stage where surfaces, prices and regulations are made known, and where the discount against the delivery price is greatest.
Acquiring lots in pre-sale is one of the most profitable decisions on the market: you pay the first-phase price, pick the position you want on the master plan and usually get payment plans direct from the developer with no bank interest. In exchange you take on the construction time, so weigh how serious the seller is.
Because it is the most affordable way into one of the highest-appreciation areas in the country, and the one that generates the fewest fixed costs while you wait. Lots in the Riviera Maya let you secure land today in corridors that are still being urbanized, and decide later whether to build, rent or resell.
The Riviera Maya has established itself as one of the most visited destinations in the world, with first-class infrastructure, a low cost of living and a market that runs in dollars. That makes it the ideal place to invest in lots, along a corridor that takes in Playa del Carmen, Tulum, Akumal, Puerto Aventuras, Cozumel, Mahahual and Cancún.
Yes, foreign investment is common practice in Mexico. Along the coastal strip, foreigners buy through a bank trust known as a fideicomiso and keep the same rights of use, rental, sale and inheritance as a Mexican owner. With professional real estate advice, the process of buying lots is simple and secure from start to finish.
You will need to approach a financial institution to set up the fideicomiso, authorized by a permit from the Secretaría de Relaciones Exteriores, Mexico’s Ministry of Foreign Affairs. It is issued for renewable 50-year terms, with a set-up cost plus an annual fee. Build that into the budget for your lot, along with the acquisition tax, notary fees and urbanization dues.
With the bank of your choice authorized by the federal government. The trustee bank is the Mexican institution empowered to hold the fideicomiso; you keep the use, rental, sale and inheritance of the property, and you name from the outset who those rights pass to.
