A house brings together two assets in a single purchase: the land, which does not depreciate, and the building, which you can extend or remodel whenever you want. It is the product with the most privacy, with no neighbors above or below, and the one that best holds demand because it is where people want to live, not only invest.

It is completely safe to invest in houses with an individual registered deed and a certificate of no liens. If it sits inside a gated community, also check the condominium regime and its rules: they define the fee, what you may build and the terms of coexistence. With those documents in order the asset is entirely yours.

The building depreciates, the land does not, and in a house the land is usually half the value or more. With reasonable maintenance — waterproofing, installations and paint — a well-located house rises in price; what punishes value is neglect, not age.

The real estate sector accounts for 14.1% of Mexico’s national GDP and is the second strongest force in the country’s economy. In the Riviera Maya, demand for houses comes from permanent residents and from families moving to the area: a buyer less seasonal than the vacation rental one and, for that reason, more stable.

The deed and certificate of no liens, property tax and utilities up to date, the regime and fee if it is in a gated community, the real condition of installations, roofs and damp, and whether existing extensions are registered with the municipality. Many houses carry undeclared construction, and that is settled before signing, not after.

It is the one factor that cannot be changed later. With a house, what counts is proximity to schools, hospitals and shopping centers, the quality of the access road, and whether it is in a gated community with controlled access. Within the same subdivision, those facing green areas or on a cul-de-sac sell faster and at a better price.

Define the use before the square meters. To live in, the practical rule is the number of bedrooms you need today plus one; to rent to families, three-bedroom houses with a pool are in highest demand in the Riviera Maya. And remember that every built meter is also a meter to maintain.

Ask for the specification of materials and compare it on site: walls, slab, waterproofing, electrical and plumbing installations, carpentry and windows. In finished houses, check for damp in the slab and bathrooms, water pressure and the slope of the roofs. If you can, take an architect or surveyor along on the visit: it costs little and saves a lot.

Yes. The sale of a house acquired through a fideicomiso is done by assignment of rights before the trustee bank, and renting is legal both as vacation rental and on an annual lease. There are professional management companies that run the property and report the accounts if you do not live in the area.

A house in a gated community offers controlled access, amenities and maintenance of common areas, in exchange for a fee and rules that limit what you may build. An independent one gives total freedom and pays no fee, but security and maintenance are on you. For vacation rental, the gated community usually rents better.

It is the most stable of the four products: it grows with the area, it has the widest resale market — because the buyer is someone who will live there — and it allows extensions that add value. A well-located house in the Riviera Maya appreciates steadily, with fewer spikes and less risk than raw land.

Yes, and that is one of its biggest advantages over a condo. A house lets you add bedrooms, a pool or a second floor, always with the corresponding municipal permit and, if it is in a gated community, with the approval of the condominium rules. Register the work once finished: an undeclared extension complicates the sale.

No: what matters is the price plus what the house will cost you afterwards. Add pool and garden maintenance, the community fee, property tax and the repairs you spot on the visit. Two houses with the same list price can have very different annual costs.

Demand for houses is the steadiest in the market because it answers a housing need, not a tourist season. Supply is more limited than for condos — one house occupies the land of several units — and that relative scarcity is what supports the price in consolidated areas.

Orientation that keeps the setting sun off the main facades, cross ventilation, roof insulation, double glazing, inverter mini-splits and a solar water heater. In the climate of the Riviera Maya those choices bring the electricity bill down noticeably and make the house easier to rent and to resell.

ROI, or Return on Investment, is the gain against what you put in. On a rented house it is calculated from the annual income minus property tax, community fee, garden and pool maintenance, management and repairs, divided by what you invested. If you are buying to live in it, the return is measured in appreciation when you sell.

Three routes: rent it by season, where a house with a pool commands high rates for groups and families; rent it by the year, with less income and almost no vacancy; or resell it on the appreciation, with the advantage that the pool of end buyers is the largest of all.

It means acquiring it before it is built or finished, when the development sells off plan. It is the stage where floor plans, finishes and prices are made known, and where houses are offered at the greatest discount against the delivery price, as well as letting you choose the position within the subdivision.

Buying houses in pre-sale gives you the lowest price in the project, the choice of lot and model and, in many cases, the option to customize finishes with no later remodelling cost. The trade-off is the construction time: review the developer’s delivery record and what the contract provides for in case of delay.

Because it is the product with the widest demand and the most flexible use: you can live in it, rent it by the year, rent it by season or resell it, and it always includes its own land. Houses in the Riviera Maya combine that flexibility with an area whose market runs in dollars and grows steadily.

Yes, foreign investment is common practice in Mexico. Along the coastal strip, foreigners buy through a bank trust known as a fideicomiso and keep the same rights of use, rental, sale and inheritance as a Mexican owner. With professional real estate advice, the process of buying houses is simple and secure from start to finish.

You will need to approach a financial institution to set up the fideicomiso, authorized by a permit from the Secretaría de Relaciones Exteriores, Mexico’s Ministry of Foreign Affairs. It is issued for renewable 50-year terms, with a set-up cost plus an annual fee. Build that into the budget for the house, along with the acquisition tax, notary fees and maintenance.

With the bank of your choice authorized by the federal government. The trustee bank is the Mexican institution empowered to hold the fideicomiso; you keep the use, rental, sale and inheritance of the property, and you name from the outset who those rights pass to.
