La Veleta or Aldea Zamá: Where the Same Investment Yields More

The two areas most often compared in Tulum are La Veleta and Aldea Zamá. People usually frame it as a question of prestige: Aldea Zamá is the established one, La Veleta the one that’s growing. To answer it with numbers and not impressions, we measured our own inventory.

There are 21 properties in our catalog: 11 in La Veleta and 10 in Aldea Zamá, as of September 30, 2026. Prices that were in pesos were converted to dollars at the prior day’s exchange rate, 17,897 pesos per dollar.

The price per square meter: 1.913 versus 2.075 dollars

Of the 21 listings, 15 publish size and price, which is the minimum to make a real comparison. With those:

  • La Veleta: median of 1.913 USD per m², in a range from 1.160 to 2.173.
  • Aldea Zamá: median of 2.075 USD per m², between 1.584 and 2.582.

The difference is 162 dollars per square meter, an 8,5% in favor of La Veleta. That’s less than what almost everyone expects. Anyone who imagines that Aldea Zamá costs twice as much is comparing the memory of 2019 with the 2026 market.

Where the real difference is: the ticket size

Price per square meter hides what truly separates the two areas, which is how much money you need to get in:

  • La Veleta — median ticket of 145.000 USD, with entry points from 94.988 USD (a 49,6 m² apartment).
  • Aldea Zamá — median ticket of 220.000 USD, and nothing below 150.000 USD across our entire inventory.

52% more capital to enter in the same city, eight minutes apart. That’s the number that drives the decision, not the price per square meter.

We’re not comparing the same product

And here’s what no average shows. In La Veleta, the size range runs from 49 to 649 m²: there are small studios, there are 250 m² villas, and there is an entire multifamily building. In Aldea Zamá, from 91 to 266 m², almost everything is a two- or three-bedroom condo in established developments —Tao, Sanctuary, Paramar, Boho—.

On a dollars-per-meter basis, the two most expensive units in our catalog are in Aldea Zamá (2.582 and 2.311 USD/m², both in Tao), and the two cheapest are in La Veleta (1.160 and 1.162 USD/m²) — but those two are a whole building and a large unit, not a studio. Smaller formats cost more per meter in both areas: in La Veleta, a 49 m² apartment comes out to 2.165 USD/m² while the 649 m² multifamily comes out to 1.162.

In other words: the «area’s price per meter» is useful to frame, and a trap to decide. What you buy is not an average square meter; it’s a specific unit with a specific size.

Which performs better, then

With the inventory in front of us, the honest answer is that it depends on two things you already know and we don’t:

  1. How much capital you put in. Below 150.000 USD, Aldea Zamá isn’t an option in our catalog: there’s no decision to make. Between 90.000 and 145.000 there is product in La Veleta, and the real question there is which of those units, not which of the two areas.
  2. Your timeline. Aldea Zamá is delivered, has services, and has a rental track record: income starts earlier and the value curve is flatter. La Veleta gets you in cheaper with more construction around it: more potential upside and more execution risk.

What doesn’t change is the order of the questions. First, available capital and timeline; then the area; last, the unit. The other way around —falling in love with an apartment and justifying it later with the area— is how bad deals get made.
