Zen Park Residences Condos in Cancún

Zen Park Residences is a development of 85 exclusive residences in the heart of Cancún’s Distrito Hípico, at the entrance to the Huayacán corridor, minutes from the airport and the beaches, within the city’s most established residential area. The area has a historical 13% capital appreciation.

The project is being built under the Zen Living Standard: a building designed to be operated at resort level from day one, with architecture based on Passivhaus principles for superior thermal and acoustic comfort and air quality, and a technology platform —Zen OS— that connects climate control, access, amenities, maintenance, security, and vacation rentals in a single system.

The 85 residences are distributed into 7 villas, 72 condos, and 6 sky homes, with 2 and 3 bedrooms. The Zen Villas (G, H, I, J, and K) occupy the 3rd floor, the amenities level, with extended terraces and several with a private pool.

Construction progress as of February 2026: site cleared and prepared, exclusive access to Blvd. Chac Mool opened, soil studies completed, environmental permit (MIA) obtained, and formal start of construction underway.

Behind the project is over 50 years of combined experience: architecture and general direction by Rincón Gallardo Studio, interior design by Espacio Interior (Rosewood CDMX, Hyatt Andaz Mayakoba, Hard Rock Cancún), structural engineering by MDO Ingeniería (Torre Mayor, St. Regis CDMX, Reforma 222), and commercialization by IAD México as Master Broker.

Prices: from $1,030,000 pesos per Keystone position (one sixth of a residence) and from $5,400,000 pesos per full residence. Payment plan with 30%, 40% or 50% down payment —with a 2% and 4% discount on the latter two—, the remainder in 30 interest-free monthly installments, plus 10% at delivery and 10% at deed registration. Of the 78 active units, 5 are already acquired.
